Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. For cancellations made within 45 days prior to the arrival date, no refund will be issued.

* Minimum stay of 4 (four) or 5 (five) nights as indicated on calendar rules, unless otherwise agreed for short gaps in calendar. * Minimum stay of 7 (seven) nights during peak Christmas and Easter holidays * Pool heat is optional @ $30/night + tax * Cleaning fee of $300 (plus tax) will be charged per reservation. * Booking fee of 3% will be charged per reservation * A refundable Damage deposit of $500 is charged for each reservation 2 days prior to arrival. Return of refund will be processed within 3 days of departure, after exit clean * FL taxes are not included in the rates ;

• Florida taxes (13.5% in total)
• Cleaning charge @ $300 + tax

Optional addition:

• Pool and jacuzzi heat @ $30/day plus tax. Recommended from October through end April.
